Project Overview
TruScan was appointed by the property owner to carry out a comprehensive laser scan survey and BIM modelling of the four buildings (Blocks A, B, C, D in Dún Laoghaire, Dublin. The primary objective was to produce accurate and up-to-date plans, replacing unreliable legacy documentation, and to develop a complete digital model of the site, including external façades and the underground car park.
Client Objectives
The client required a full internal and external digital survey of the site, with deliverables suitable for architectural and engineering applications. The buildings are occupied by six commercial tenants, including a post office, necessitating minimal operational disruption throughout the project.
Methodology
A phased scanning schedule was developed in consultation with the individual business managers. Customised access times were agreed to minimise interruption. Specific challenges included scanning within the post office, which could not be accessed outside business hours due to security policies. This was resolved by completing the scan in a one-hour window prior to public opening at 9:00 AM, with a demonstration provided to staff to address data privacy and workflow concerns.
External scanning was scheduled for early morning to avoid peak pedestrian and traffic interference. Additional scanning support was facilitated by a neighbouring dental clinic, granting access for optimal positioning of the scanner to capture obscured building elevations.
Technology & Execution
Leica BLK360 was used for internal scans, particularly stairwells and confined areas, enabling rapid, low-disruption capture (scan duration: 37 seconds).
Leica RTC360 was deployed for high-resolution external and car park scans.
The complete survey comprised 269 individual scans across four buildings and four floors, generating a dataset of approximately 7.6 billion laser measurements.
Deliverables
All scan data was processed using Leica Cyclone Register 360, where noise and irrelevant elements were removed. The point cloud was then imported into Autodesk Revit for BIM model creation. Supplementary AutoCAD files were also prepared to align with the preferred formats of the client's architectural and engineering consultants.
Outcome & Impact
The on-site scanning was completed within two days, made possible by strong stakeholder coordination and flexible scheduling. The client received a full suite of accurate BIM deliverables and expressed high satisfaction with the project outcome. Additional scanning works on other properties have since been commissioned as a result.
This project demonstrates TruScan’s ability to deliver complex multi-tenant commercial surveys with minimal disruption.
